Essent and MGIC Are Trading Near Book. What That Price Assumes.

Hey there, bargain hunter. Twelve sessions. That is how long Essent Group (ESNT) traded down without a single up day before September closed the books. On September 30, Essent shares fell about 8.4% to close at $57.91, extending that 12-session losing streak. MGIC Investment (MTG) fell about 8.5%, ending at $25.84. Stewart Information Services (STC) fell 12.42%. The whole complex cracked at once.

The slide looked sector-wide rather than name-specific: mortgage insurers NMIH, MTG, ESNT, RDN, and ACT fell together alongside title and real-estate services names STC, FNF, and FAF. Two things drove it. First, rates. The top-tier 30-year fixed rate index rose from 7.50% to 7.58% on September 29, the highest since November 1, 2023. Second, Washington. FHFA Director Bill Pulte pushed Fannie Mae to align with Freddie Mac’s policy on PMI cancellation outreach, and went further, writing that mortgage insurance companies make “incredible amounts of money” and have “truly unbelievable PROFIT percentages” and asking them to allow savings for consumers.

What the Business Actually Is

Private mortgage insurers exist because most buyers cannot put 20% down. Essent, MGIC, Radian, and NMI Holdings sit between the borrower and the lender, promising to pay if the borrower defaults. The model centers on mortgage guaranty insurance protecting lenders and investors against losses on residential first-lien mortgage loans, particularly those with down payments under 20%. Revenue is largely driven by premiums on insurance in force, supplemented by investment income. High rates hurt in two ways: fewer new loans mean less new insurance written, and locked-in homeowners do not move, so the existing book runs off slowly while nothing replaces it.

The Data You Need

Here is what the selloff is actually priced against. Essent’s annualized return on average equity was 13.4%, and book value per share reached $63.01 at June 30, 2026. Trailing 12-month operating cash flow was $834 million. Debt-to-capital ratio sits at about 8%. At $57.91, ESNT trades at roughly 0.92x that June 30 book value. That is below the low end of its five-year historical range.

MGIC at $25.84 tells a similar story. MTG fell about 8.5% on September 30. Q2 total revenues were about $295 million, and net income margin was about 61.7%. These are not broken businesses.

Is It Cheap?

ESNT was already trading at 1.04x trailing book before this week’s drop, below the sub-industry multiple of 1.5x and near its five-year median of 1.08x, within a historical range of 0.87x to 1.33x. At $57.91, you are now under 0.92x the last reported figure, and book value has been compounding at roughly 13% annually. GuruFocus pegs GF Value at $74.87, implying roughly 22.7% undervaluation at current prices.

The bear case is not that these companies are unproductive. It is that Pulte’s campaign accelerates PMI cancellations enough to shrink the in-force book faster than new business can replace it. His September move is a small tweak, making it easier for lenders and servicers to contact homeowners who may qualify to drop insurance based on home values or paydowns. Meaningful, but not an existential rewrite of the product.

Bull / Base / Bear

  • Bull: Rates peak near current levels, purchase volume recovers in 2027, Pulte’s policy stays at the margin, and ESNT at sub-1x book is a generational entry for a business compounding book value at 13% per year.
  • Base: Rates stay elevated through Q1 2027, new insurance written stays depressed, but credit quality holds and buybacks continue. ESNT and MTG grind sideways near book for two to three quarters before recovering.
  • Bear: Higher mortgage rates and still-high home prices put the brakes on home sales. If a recession follows and default rates spike, reserve releases reverse and book erodes.

Action Plan

Start small, not all-in. At sub-1x book, ESNT offers a margin of safety the stock has rarely provided in its post-IPO history. Consider a starter position now and add if the stock reaches the 0.85x book level that marked its 2022 trough. MTG at around book with a single-digit forward P/E is similarly worth a first tranche. Keep position sizes modest until you see one month of stabilizing rate data.

  • ESNT buyback pace: from January through April 2026 Essent repurchased roughly 3.5 million shares for more than $214 million, management deploying cash at distressed prices is a positive signal

Bottom Line

If the housing market is merely frozen rather than broken, Essent near $58 and MGIC near $26 price in a lot of pain that has not shown up in the income statement yet. Rate-watchers polled by Bankrate expect rates to increase in the coming week. That keeps near-term pressure real. But book-value compounders rarely stay below book for long when credit quality holds. Watch the delinquency numbers first. Then decide how much more patience you have.
